The porch <br />will extend about 2' closer to the lake than the deck does now. They will <br />retain a 12'x 13' portion of deck but plans show a new stairway to serve <br />it. Part of the new stairway and porch will be within the 0-75' zone, <br />resulting in a hardcover increase and new enclosed structure where only a <br />?nd story deck exists now. <br />The hardcover increase in the 75-250' zone is minimal, about 0.2%. <br />Although the proposed addition creates an even greater encroachment <br />into the average lakeshore setback, it will have virtually no effect on <br />neighboring views of the lake.
