’ <br />MEMO TO: <br />BY: <br />DATE: <br />SUBJECT: <br />Smith’s Bay Marina and Yacht Club File <br />Rich McCarthy <br />I May 1987 <br />Meeting on 28 April 1987 with Woody Love, Vern Larson, Tom Downs <br />Rich McCarthy to discuss the proposed project; subsequent meeting <br />on 29 April 1987 with Jeanne Mabusth and Tom Jacobs of the City <br />of Orono. <br />At the 28 April meeting, the following items were discussed regarding the work to date and <br />how Klein McCarthy Sc Co., Ltd., Architects, might assist in the project implementation. Please <br />review the following and respond with any inconsistencies which might exist in our <br />Anderstanding. <br />1. <br />2. <br />Drawings of a proposed building of approximately 2645 square feet on three levels (1st, <br />2nd & 3rd floor plans) and East and North building elevations were reviewed. In addition <br />a site plan by R. L. Wuornos & Associates, dated April 2, 1987, was provided to Klein <br />McCarthy Sc Co., Ltd. The building drawings were accomplished by Tom Downs. <br />The function of the proposed facility was discussed. Clientele age group range is <br />25 - 40 "yuppies". The Club does not promote racing, but is more orientated towaid <br />"condominium" use, although some racing events are anticipated. Approximately ten (10) <br />parties per year will be scheduled at the facility with limited numbers of formal events <br />held elsewhere. <br />3. The building character was discussed and described as "high tech nautical". Finishes should <br />be bright, colorful, durable and easily maintainable; however, cost must be carefully <br />considered. <br />4. The first floor will contain: <br />Men and women ’s toilet facilities with shower and dressing area for each. These <br />will be available on a 24-hour, member-keyed basis with access to the remainder <br />of the facility limited to staff, etc. (See plan diagram.) <br />o A closet and stair to the loft is indicated. <br />A multi-purpose room, lounge space is indicated and should include a self <br />service bar/kitchenette with sink, microwave and limited counter and storage <br />space. A "ship’s galley" fixture was discussed, which is available from a <br />manufacturer. <br />0 An 800 square foot deck area is also included on the exterior. <br />0 An attached utility shed, possibly under the 2nd and 3rd floor access stair will be <br />used for lawn care and related barbecue equipment, etc. (not sailing gear). <br />IVou/d a boat shed be desirable? <br />5. The second floor will contain: <br />o A lounge/lofc area with open rail to the upper lower level. <br />o An inexpensive pre-fab fireplace would be desirable in this area, carpet and <br />somewhat "cozier" finish than the first floor lounge. <br />Kl*" *.
