MIIiUTBS OP THE PLANNING COMMISSION MEETING HELD MAY 4, 1987 <br />#1138 DEMSHAR CONTINUED <br />along side of the house. He reviewed the variances <br />involved as follows: <br />Side Setbacks - <br />2nd story - right side 5.6* (same as exists) <br />2nd story - left side 3.4* (same as exists) <br />Addition - right side 9.2* (9.8* exists) <br />Average lakeshore setback encroachment - 18* (same <br />as exists) <br />Hardcover - <br />0-75* - 3.4% (same as exists) <br />75-250* 61.7% (52.9% currently exists) <br />Gaffron noted that no comments have been received from <br />the neighbors and staff does not feel that the 2nd <br />’ addition will hinder any of the neighbors view. <br />Mr. Demshar noted that there are currently 50* pine <br />trees on the neighbor's property which obstruct the <br />view. <br />Bellows asked applicant to explain his hardship for <br />keeping the existing garage in addition to the new <br />garage. <br />Mr. Demshar stated that his basement is only 300 s.f., <br />therefore the existing garage is need for additional <br />storage and boat storage. <br />Cohen stated he was uncomfortable with the additional <br />hardcover and setting a precedent. He would consider <br />recommending approval if the existing garage were <br />removed. <br />Chairman Kelley agreed with Cohen noting more storage <br />room would be accomodated with the new 2nd story <br />addition. <br />Mr. Demshar asked if the Planning Commission would be <br />amenable to allowing the existing garage to remain until <br />the new construction is completed. <br />Chairman Kelley felt that retaining the garage until <br />construction was completed would not be a problem. He <br />asked what the actual hardcover calculation would be if <br />garage were removed. <br />Assistant Zoning Administrator Gaffron stated that if <br />garage were removed, the hardcover would increase by <br />approximately 1.5% to total 54.4% 75-250* hardcover <br />instead of the proposed 61.7%. <br />8 <br />OtM
