Staff recommends approval of the vacation of drainage and <br />utility easements along existing interior lot lines subject <br />to granting similar easements along the newly configured lot <br />lines. <br />B. Staff recommends approval of the concept of a driveway <br />easement across Lot 2 to serve Lot 1, only if the applicant <br />can alleviate concerns of: <br />i. slope stability, garage stability <br />ii. drainage and runoff <br />iii. screening and aesthetics <br />C. Staff recciimiends that the westerly lot (Lot 1) be platted <br />as a "flag" lot with 30' access corridor along the south end <br />of the property. The typical lot width variance is <br />appropriate to be granted. <br />D. Staff recommends that a 50' radius portion of property <br />centered at the southeast corner of the property be <br />dedicated for future private or public roadway (or cul-de- <br />sac) purposes. <br />E. Staff recommends that a Flowage and Conservation Easement <br />be granted over the portion of wetland within Lot 2, and <br />this be shown as a drainage easement on the plat. <br />F. Staff recommends that septic testing to locate an <br />alternate drainfield site for the existing house on Lot 2 <br />should be required prior to submittal of this application to <br />Council for preliminary approval. <br />G. Staff recommends that Planning Commission address the <br />issue of la)ce access in any recommendation to approve the <br />subdivision.
