Each existing lot exceeds 2.0 acres in area. The proposed realignment <br />of the lot line will result in a slight increase (.02 acre) in the <br />property at 2380, and an equivalent decrease in the property at 2340. <br />2.The reasons for the proposed rearrangement Include expansion of the <br />Merkow front yard, as well as allowing their driveway to be located <br />further west. <br />3.Existing and future drainfield sites are not affected by this <br />rearrangement• <br />Discussion ~ <br />This is a simple lot line rearrangement, and would appear to be <br />reasonable and of benefit to both property owners. Staff finds no problems <br />with the proposed realignment. Note that the new line will not line up <br />with the existing drainage and utility easements. It is the applicants' <br />intent to grant new drainage and utility easements over the new line, and <br />as of this writing, applicants' surveyor notes that it is their intent to <br />proceed with a vacation of the existing drainage and utility easement. The <br />surveyor also notes that there are apparently no existing utilities that <br />would be affected by this move. <br />Since the issue of easement vacation was not brought up until after <br />the subdivision applicaticci <>^as filed and notice published, the vacation <br />will be the subject of a .-juhriequent application, for review at your next <br />meeting. <br />Staff Recommendation ** <br />Staff recommends approval of the proposed lot line rearrangement, <br />subject to granting of new drainage and utility easements over the new <br />dividing line, with the intent that the existing easements will eventually <br />be vacated.
