There are <br />several modifications to the layout ve would recommend. <br />I. STREETS <br />1. The street alignment near County Road 151 should be changed to elimi <br />nate the tee intersection. Some additional right-of-way may be re <br />quired. <br />2. The curves shown on the plat should be modified slightly to provide <br />for a minimum 20 MPH speed limit. The City standard is 30 MPH. <br />3. The upgrading of Tonka View Lane out to County Road 19 and westerly to <br />the plat edge should be required. <br />4. Right-of-way should be provided to allow connection of the Morgarts <br />Addition in the future. <br />5. Preliminary street grades should be provided on the final preliminary <br />plat. <br />II. STORM SEVER <br />1. Easements will be required for the drainagevay between Garden Lane and <br />Wildhurst Trail. Easements will also be required for the ponding area <br />east of Wildhurst Trail south cf Highview Lane. <br />2. Storm sever calculations will be required* <br />3. Minnehaha Creek Watershed approval will be required. <br />4.
