The proposed filling and grading of the property will be In accord <br />with the Intent of the zoning chapter and the purposes of the district <br />in which the site Is located and the Comprehensive Municipal Plan of <br />the City. <br />2. The filling and grading of this property has been found to not be <br />detrimental to the public health, safety or welfare or be materially <br />Injurious to property or Improvements In the vacinlty. <br />3. The proposed conditional use permit complies with each of the <br />applicable conditions of the zoning chapter, requiring no variances to <br />the required standards. <br />This approval Is subject to the following conditions: <br />1. The area where fill Is placed must be seeded as soon as the final <br />grades are approved by the City. <br />2.
