The variances would have an adverse effect upon the health, safety and welfare of the community for the reasons outlined herein. 33. The amount of light and air in the neighborhood would be diminished by adding a structure on the substandard lot. 36. The values of surrounding properties will be adversely affected. 37. There are no special conditions applying to the land in question which are peculiar to the land or immediately adjoining property. 38.
