Note that the proposed driveway easement is centered on the <br />existing driveway. The Public Works Director has indicated that a <br />future division into 2-acre lots would likely result in the developer <br />having to share in the costs of raising Orono Orchard Road 5* to 6* at <br />the private road access point. <br />Also note that the City will require during this current division that <br />the property owner quit—claim deed an easement for right-of— <br />way/drainage/utility purposes over the platted Orono Orchard Road (and <br />perhaps additional if that road is not within the defined corridor). <br />This property contains 19.2 acres of designated wetlands, as shown on <br />the attached wetlands air photo.
