Ms. Sumey advises that rip rapping exists at the shoreline except that it has been <br />coveted up by the eroding bank. The City Engineer shall inspect the rip rap once it is <br />uncovered. It is imperative that applicant ’s contractors not cover existing rip rap until a <br />evaluation is made by the City. Staff realizes that the additional improvements to the original <br />plan will result in major increases in cost. Rip rap may be upgraded at a later suge but based <br />on potential of scouring from wave action, the bank restoration may be completely undermined <br />if functional rip rap is not a part of the original improvement. <br />Issues for ConsMeratl <br />Proposed land alterations within the lakeshore yard will not result in additional <br />hardcover. Hardcover excesses exist within the 0*75 ’ and 75-250 ’ setback. Will <br />applicam be asked to reduce hardcover? <br />If members find the current proposal objectional, what other methods are <br />available for applicant to pursue to preserve her lakeshore yard. <br />Statemr<t of Hardship <br />1. Lakeshore yard consists of ste^ bluffs/banks. <br />2. Severe erosion of lakeshore bank <br />3. Scouring action of waves along west bank of North Arm< <br />4.
