L’‘-
y;-V-.
TO:Jeanne A. Mabusth, Building & Zoning Administrator
FROM: Stephen Weckman, On-Site Systems Manager
DATE:March 9, 1993
SUBJECT: Application #1806 - John Billigmeier, 2935 Farview Lane,
Variance - Septic Review
The applicant has proposed the insullation of a tennis court on his property and the purpose of
this memo is to determine whether the proposed tennis court will have an adverse impact on the
existing septic system of the alternate drainfield site. Also, since the applicant’s property is
within 1,000 ’ of the shoreline of Minnetonka, the existing system must be inspected to
assure conformance with the current City and State codes.
The soil and system designs approved by the City in 1979 indicates that both primary and
alternate drainfield sites are available for this property. Site inspection reveals that the tennis
court could be installed such as it would not adversely impact the alternate drainfield site if the
tMMiijt court could be moved northward 10 ’, leaving a 20 ’ setback from Farview Lane. This
should allow a 20 ’+ setback from the tennis court to the secondary drainfield site to the south.
The existing septic system was also inspected to insure conformity to the Sute and City
regulations due to a proposed intensification within the shoreland area of Lake Minn^nka. The
inspmion revealed that the existing system docs meet the required vertical separation from the
seasonally high water table as defined by mottling and the required setback from the DNR
protected shoreland areas is met.
on the above findings, suff is confident that the proposed tennis comt could te installed
in such a way to avoid any adverse impact to the existing and altenuie drainfield sites.
