CONCLUSIONS, ORDER AND CONDITIONS <br />Based upon one or more of the findings noted above, the Orono City Council <br />hereby grants a renewal variance to Municipal Zoning Code Section 10.23, Subdivision 6 (B) <br />to pennit the construction of a single family residence on this lot of defined width 30 ’ where <br />200 ’ defined lot width is normally required for the construction of a single family residence, <br />subject to the following conditioiis: <br />1. <br />2. <br />Any proposed residence must meet the required minimum setbacks established for <br />the LR-IA zoning district, and must further meet the required setbacks from <br />drainfield lines. <br />A rfiagram of the building envelope with approved drainfield sites and a list of <br />allowable hardcover within each of the setback zones shall be attached to this <br />resolution as Exhibits B and C, to advise future potential buyers of the properQr <br />of the building site limitation. <br />3. <br />4. <br />5. <br />6. <br />7. <br />8 <br />Any (voposed residence or development of the property shall meet the hardcover <br />requirennents of the LR-IA zoning district. <br />No other zoning variances for development of this property will be granted. <br />The approved access for the property b a single driveway at County Road 15. <br />The standard park fee shall be collected by the City at the time a building pennit <br />b issued. <br />Authorities granted by thb resolution run with the property not with the applic^, <br />but are peniibsive only and must be exercised by application for a buildi^ <br />permit within one year of the date of Council approval, or thb variance will <br />expire on that date (May 10, 1994). <br />Violation of or non-compliance with any of the terms and conditions of thb <br />variance shall constitute a violation of the zoning code, shall automatically <br />terminate any authority granted herein, and shall be punishable as a misdemeanor. <br />Page 3 of 5 <br />k
