Zoning File #1814 <br />April 15, 1993 <br />Page 3 <br />Upon a site inspection, staff noted no major impact on the view windows of the adjacent <br />residences. Review Exhibit D, adjacent property owners have been advised of the proposed <br />improvements. The City has received no comments from neighbors receiving written notice. <br />Issues for Consideration <br />1.Hardcover within 75-250’ setback area has been reduced to 58.27%. As already <br />noted above, portions of neighbor ’s drive and turnaround are located on <br />applicant's pioperty. In the 75-250’ setback, 840 s.f. or 7.7% is neighbor ’s <br />hardcover and in the 250-500’ setback area, 474 s.f. or 6.7%. Are there other <br />hardcover improvements on property that could be considered for removal? <br />2.Will there be a visual impact from the two story structure upon the lakeshore <br />views of adjacent residences? <br />3.Is the proposed improvement similar to other improved residences within <br />immediate neighborhood? <br />Statement of Hardship <br />Please review Exhibit A. Applicant notes unusual shape of lot and narrowness of lot, <br />location of structure on property, location of neighbor ’s drive and turnaround on property and <br />no adjacent land available. Any recommendation for approval must include the condition that <br />all existing hardcover improvements scheduled for removal must be completed prior to the <br />footing inspection for the residential construction. <br />-
