Mabusth, Building & Zoning Administrator <br />DATE:May 4, 1993 <br />SUBJECT: <5^1814 Tom Berthiamume/Cherryl Kachenmeister, 3035 Casco Point Road <br />Variances - Resolution <br />Brief Review of Application <br />Applicants propose a two story addition to the lakeside of the residence and a grade level <br />deck extension at the side. A portion of the two story addition will encroach the average setback <br />line by 8’ and is to be located 9’ from the side lot line where the existing residence is located <br />9’4". Applicants propose removal of some 720 s.l. of landscaped rock areas underlain with <br />plastic to offset excesses of hardcover within 75-250 ’ setback area. The majority of the two <br />story addition will be placed over an existing lakeside deck and patio area. <br />Members found the 8’ er.c,r<!achment of a portion of the two story addition will have no <br />major impact on the lake view windows of the adjacent residences. <br />Planning Commission Recommendation <br />The Planning Commission recommended unanimous approval of the multiple variance <br />application as proposed by applicant based on the following hardships and findings: <br />A. 840 s.f. or 7.7% of neighbor’s paved mmaround is located on applicant’s <br />property and credited against the hardcover inventory in the 75-250 ’ setback area. <br />B. 474 s.f. or 6.7% of neighbor’s driveway is located within the 250-500’ setback <br />area of the applicants’ property. <br />C. Unusual narrow shape of lot. <br />D. Lx)cation of structure on property. <br />The enclosed approval resolution has been drafted per the findings and conditions of the <br />Punning Commission’s recommendation. <br />Please review the Planning Commission memo for the April 19th meeting and Planning <br />Commission packet for more background and detail on the review of the application. <br />it <br />1
