All <br />existing structures meet the required setbacks from the newly proposed lot <br />line. A residence can be developed on Lot 1 without the need for setback <br />variances. <br />The applicant has asked that access to Lot 1 be via the existing <br />drivewway serving the house on Lot 2. Staff has no problem with this, in <br />fact there would be no t;ecd to grant the usual variance for Lot 1 because <br />the property clearly has 200' of access along the public right-of-way. <br />Owner of Lot 2 will have to grant an access easement in favor of Lot 1. <br />The County will be asked to comment on the shared use of the existing <br />access. Staff will report at the meeting. <br />The wetlands shall be described as drainage easements on the final <br />plat, describing the wetland areas with angles and bearings. The City will <br />ask for the customary flowage and conservation easement over the wetland <br />areas. <br />Note that the property line goes to the center line of County Road 84. <br />The City will ask that the additional 33' of right-of-way be dedicated to <br />the County for road use purposes. Also note, the existing sewer line is <br />located close to the mid-line of the County road. There appears no need to <br />acquire additional easements for the sewer line.
