There are several engineering items that should be <br />discussed before approval of the plan. <br />1. Brown Road Access - The access point for the residential subdivision <br />should be moved north to the top of the hill or couth approximately 50 <br />feet. <br />2. <br />3. <br />4. <br />Cul-de-sac - The cul-de-sac length is 2100 feet. The city does not have a <br />maximum length for private roads but does have a maximum length of 1000 <br />Eeet for public roads. It would be desirable if, the street were construc­ <br />ted as a loop rather than a cul-de-si»c. <br />Frontage Road - The plan should provide for an east-west frontage road <br />from T.H. 12 to Willow Diive. This right of way could be provided adjaent <br />to T.H. 12 or between the commercial industrial property. <br />Traffic Volumes - The projected traffic voluesm from the residential prop­ <br />erty would be 200 to 250 vehicles per day. We would expect about a 50-50 <br />split because of the intersection problem at T.H. 12. <br />5. Storm Sewer - The developer should provide a storm drainage plan for the <br />area. Ponding will be reouired near the intersection of Brown Road and <br />T.H. 12. <br />6.
