Available Zoning Districts <br />This proposal is for a rezoning to R-IA, One Family <br />Residential District through the PRD, Planned Residential <br />Development process. Both of these zoning districts are <br />listed among the availabi-^ zoning districts for rezoning <br />within the Highway 12 Corridor Area. <br />F. Building Design and Construction <br />These standards are intended to control the development of <br />multifamily residential, commercial and industrial uses, <br />and are not intended to apply to single family residential <br />development. <br />G. (0.8 ac.) <br />2.2 ac. <br />DEVELOPMENT ANALYSIS <br />Although it appears that with the continued refinement of the <br />proposed plans and the completion of continued analysis, <br />negotiations, and agreements, that the required findings for <br />consistency with the Special Minimum Requirements For Rezoning <br />in the Highway 12 Corridor Study Area can be met. There are, <br />however, some design details that should be discussed and <br />resolved through the review and approval process. <br />The first issue relates to the location of the access onto <br />Brown Road. The City Engineer recommends that this access <br />should either be moved north to the top of the hill, or south, <br />approximately 50 ft. <br />The second issue is the length of the proposed cul-de-sac. The <br />proposed length is 2100 feet. While the City does not have a <br />standard for private streets, it does limit the extent of <br />public cul-de-sacs to IOOl ft. All of the alternatives <br />prepared by the City's consultant showed the roadway in this <br />subdivision connecting to Pine Ridge Lane. <br />1
