Three alternatives are presented for the <br />development of this site and the recommended alternative is <br />presented on page 52. <br />Throughout the hearing process, every alternative plan prepared <br />by the land owner's representatives, as well as thf» city's <br />consultants assumed the retention of the business/commercial <br />There has been some recent discussion <br />with the applicants about the development of that portion of <br />the property for multiple residential use. You will notice <br />that portion is not included in the application that is before y oLi • <br />The recommended alternative states that the property north of <br />should be developed for single family lots, <br />public water and sewer. This section also states <br />that the allowed density should not exceed that which is <br />on Alternate 3, on page 51. since Alternate 3 shows <br />25 lots and the proposed preliminary plat contains 25 lots, it <br />IS consistent with the intent of the Plan in this area. <br />As you will note in reviewing this portion of the study, the <br />remainder of the discussion centers on the need to improve the <br />road system in this area. The satisfaction of the remaining <br />Comprehensive Plan directives will occur at the time that <br />formal plans are prepared for the southern portion of this <br />land. It IS in this area that the final alignment of the <br />frontage road will be determined, the specific improvements to <br />Ind intersection, and the specific location <br />and design of the storm water pond will all be decided. <br />At this point in the review process, the applicant has <br />Jf^^^^^^ness to negotiate reasonable commitments to <br />comply with these planning requirements. The details of these <br />and in particular the timing and financial <br />this those off-site improvements, as tney relate to <br />this application, will be reviewed in greater detail later in tne process. <br />Zoning Issues <br />Since this application covers a parcel that is within the <br />Ccrridor Study Area, it will be subject to review <br />zoning standards to be adopted to implement the <br />finalized, the proposed <br />Special Minimum Requirements For Rezoning In The Highway 12
