The property consists of three separate parcels totaling 19,920 sq. ft. (.457 acre). There Is no additional land available as the adjacent parcels are occupied. The house location Is not Indicated but It would have to conform to all regular setbacks. There Is one sever unit assessment on the three lots (1/3 unit per parcel). Variance 34.452 lot area and lot width. Area required:43,560 sq. ft Actual area:19,920 sq. ft Variance:23,640 sq. ft Width required:140 ft. Actual width:118 ft. Variance:22 ft. - 16X 54X Hardship: no additional land available. PLANNING OONHISSION - June 26, 1978 No applicant present. Staff read Into the record a consent from Brad Hays, 4100 Elm Street, wherein he objected to the variance saying he did .tot think any hardships could be demonstrated. Questions were raised concerning lot drainage. Planning Conslsslon tabled application pending review of drainage and requesting applicant to be present to address conslsslon. Staff Note - June 28, 1978 Site Inspection for drainage. There Is a large ditch existing on public right of way along Elm Street which ditch Is maintained by the City. The ditch flows west to the platted undeveloped rl^t of «ray of Park Avenue where It turns to flow southwesterly. This flow Is off the subject property. Development on this lot would require crossing of the ditch with a culvert acceptable to the public works department. Also, construction procedures must be such as to prevent slltratlon or clogging of the ditch at all times.
