The applicant haa reduced hardcover with the new proposal for the
inproveaents within the lakeahore yard ai^ within the 75-250* setback
B. The existing structures were renoved aa a result of a severe
atom that eroded the lakeahore bank and had nothing to do with the
laproper maintenance of the subject structures.
C. There have been no substantial changes in the code since 1575
when the LR districts and lakeahore standards were established.
D. The applicant’s physical lialtations as documented by his
personal physician's report would prevent his full enjoyment of his
lakeahore property if the deck and shed were not restored to lakeahore yard.
The following conditions are also recoanended with the approval of this application:
1. Run-off from the roof of the shed must be directed away froa the
grade level of the retaining wall and drained to a drainage structure
already within the retaining wall substructure or via an Independent
drainage tile. This will prevent any undermining of the existing
retaining wall structure.
2. Plantings must be provided adjacent to each of the retaining wall
levels to provide the necessary screening and ground cover
atablisatior.
3. The applicant has agreed to resK>ve 157 s.f. of existing hardcover
within the 75-250* setback area. Such hardcover removals must be
completed by ..^ .
Please advise staff if additional information is required or if you have
any questions concerning the new material submitted by the applicants prior to the meeting.
J
•I
*1
I
