The existing grades shown on the plan <br />are incomplete and inaccurate. They do not show the large hump near the northwest comer <br />of the lot, nor do they show the street elevations. We believe that the street has an <br />approximate elevation of 1002 at the driveway location. The proposed driveway has an <br />elevation of 996 at 40 feet from the street. If this is correct, the driveway would have a 15% <br />grade down from the road which is unacceptable. The grading plan should be modified to <br />include the existing street grades. The proposed grades for the driveway should be revised. <br />The north side of the house pad drains naturally to an existing drainage ditch that leads to <br />Dickeys Lake. The east side of the pad drains naturally to the east. A portion of the <br />driveway and house pad must drain along the two septic sites. We would recommend that <br />a swale be excavated between the pad and the septic sites to direct the drainage easterly <br />around the septic sites. <br />Please contact me at this office if you have any questions regarding this matter. <br />Yours very truly, <br />BONESTROO, ROSENE.
