Zoning File #1976 <br />October 7, 1994 <br />Pace 3 <br />Planning Commission Recommendation <br />To approve the two lot subdivision application of Don P. Gamble. Ill and Quatro Oil Ventures <br />Inc., the rural property located at 4680 Bayside Road, finding that the subdivision meets all <br />requirements of the subdivision regulations and septic code and grants a lot width variance for <br />both parcels based on the findings noted above. Approval of the two lot subdivision is based <br />on the following conditions: <br />1. Dedication of drainage and utility easements 10 ’ along the perimeter boundary of <br />the properties and 5’ along the shared lot lines. <br />2. Possible dedication of additional right-of-way at Bayside/County Road 84 <br />intersection. County’s request is to be reviewed by both staff and City Engineer. <br />3. All construction shall meet required setbacks of RR-IA zone as follows: 100 <br />front and rear and 50 ’ side. <br />4. Developer to obtain a demolition permit for the removal of the barn on Lot 2 <br />prior to final plat approval. <br />5. Upon application for building permits for Lots 1 and 2, future owner shall <br />provide detailed grading, drainage and erosion control plans for construction of <br />driveways to serv'c new building sites, grading plans must be approved by the <br />City Engineer before a building permit can be issued. <br />6. An access permit must be approved by Public Works Director if access to Lot 1 <br />shall be via McCuMey Road. If access is to be achieved via Bayside. a County <br />permit is required. These permits must be approved before a building permit can <br />be issued. <br />7. Payment of a park dedication fee prior to final plat approval. The City Assessor <br />to review the fair market value of the unde\’eloped land. The park dedication fee <br />shall be based upon 8% of that value. <br />8 Applicant has not made payment for the septic review of the preliminary plat. <br />The City shall ask for additional fee of $100.00 ($50.00 per rural lot) to cover <br />all septic review. This fee must be paid before plat can be submitted to the <br />Council for preliminary approval.
