September 19, 1994 J <br />j <br />To Whom It May Concern: <br />It is our intent and hope to rebuild the current garage structure at 320 <br />Turnham Road. Orono, MN 55359. In the restructuring of the building, we plan on <br />keeping the two stall garage spaces much like the building is currently. We also <br />intend to add additional space to provide us with an area to work on fine art and <br />design projects. This studio space would allow us the opportunity to create in a <br />more open setting with better natural light. <br />I, Brian Kipfer, am employed as a creative director for a giftware company. <br />Midwest of Cannon Falls, located in Cannon Falls. MN. approximately 30 miles <br />from Orono. I do bring artwork home to complete for my employer as well as <br />enjoy watercolor painting as a hobby, but do not run a business out of my home. <br />The addition of plumbing in the garage would allow me to paint without having <br />to transport water back and forth from the house to the garage. <br />Greg Sargent Is self employed providing freelance graphic design, <br />packaging, and computer training to companies in the Twin Cities. Meetings take <br />place in the client's offices. Greg would use the garage for additional space for his <br />personal computer and equipment. <br />In both cases the building of the garage would not Increase traffic or bring <br />additional business to our home or neighborhood. <br />It is also our intent that the structure be insulated and finished to allow us <br />to heat and cool the work area but by no means is it intended or designed to <br />function as a separate living space. The flooring is cement with some particle <br />board sub-flooring In the work spaces. The bathroom is designed to function as a <br />potting room for plants and garden materials and has a deep sink for cleaning <br />paint brushes etc. We do not intend to rent out this space or use it for commercial <br />retail, we also do not intend that it be used for a guest house or apartment. The <br />garage space has no kitchen or food prep area and no bedrooms. <br />We appreciate the consideration and interest in the project and want to <br />assist in any manner that we can to make it reality.
