In the event that Outlot C is further developed <br />usii^ road accesses from adjacent properties not requirii^ the use of <br />Outlot B. Outlots A and B will be legally combined with proposed Lot 1 <br />(3) Outlot C: 14.13 acre parcel intended for future development into single <br />family residential lots. Outl« C is imended to not be buiMable for even <br />a sii^le rcsidence unless or until it is further subdivided and/or replattcd <br />into one or more buildir^ sites. <br />Outlot B docs iwt provide coittinuous access to Outlot C from BayskJe Road <br />Outlots B and C do no abut one another. Outlot B only provides access <br />to Outlot C in conjunction with an existing access easement over Lot 1, Block 1, <br />Bayview Farms in favor of Lot 2, Block I. Bayview Farms. Said easement is the <br />subject of an agreement attached to this resolution as Exhibit A, which provides <br />that should Outlot B be used for future access for development of Outlot C. the <br />owner of Lot 1, Block 1, Bayview Farms shall plat said easement as an Outlot <br />for road purposes. <br />It is the City’s intent that if Outlot B and the easement/future outlot in Lot 1. <br />Block 1, Bayview Farms are developed for a future road to serve Outlot C, then <br />the existing residences on Lots 1 and 2. Block I, Bayview Farms shall construct <br />driveway accesses onto said new road and eliminate the existing direct driveway <br />accesses to Bay side Road. <br />Page 2 of 7
