We note: <br />1.) The esi^ing parcel which has housed a sin^ Ihmily residence for some 60 years <br />bec»u8eofits umiSMalshapedoesnotconltormintheCitvofOrnnn*«MO* front width <br />requirements. Its sim, 4J07 acres and approsimately 191,109 square fret exceeds <br />nxpiirementik The proposed plan at completion will have a hardcover of491%. (See <br />Survey) <br />A variance fcr Lot width is required to conform to applicable loning regulations. <br />The applicant and owner have worked doady for some 13 months to redevelop the <br />existing parceL The original redevelopment plan was to remodei the existing house <br />using the existing basement and footprint and drive system. A survey commissioned <br />by Sathre-lerMuiste revealed the exiting house and foundation did not meet the 30* <br />set back requirement fttun the property line (a4jaoent Luce Line) and the existing <br />driveway q^m encroached upon the Luce Line (See Exhibit II) We believe the <br />drive and foundation to be at least 60 years of age. <br />In order to meet the set bock requirements and provide site access, the house and <br />driveway system was redesig ned within the property lines. <br />By moving the house location to meet act back requirements the parcel becomes an <br />undeveloped lot subject to the City of Orono*s 200* frontage requirement. <br />Note these Exhibits and their purpose <br />Exhibit 1 • Property Survey <br />Exhibit 2 • Originally prepared Site Plan and Topographic Map showing <br />encroachments and house set back problem * <br />Exhibit 3 - Revised Site Plan and Topographic Map Showing new house and <br />drive location, meeting all set back requirements * <br />*Note New Sewer System Design • Mound System <br />fW <br />‘' ' ■ ) <br />O'y ■ '
