In their <br />initial attempts to incorporate the existing house into the project, they concluded after discussions <br />with suff that rather than request side setback variances to expand the existing house located <br />about 20’ frmn the Luce Line, it would be more prudent to start from scratch. <br />The lot is triangular shaped and only 50* wide where it abuts Orono Orchard Road. At <br />the 50’ front setback line, the width is 80’. The functional width at the house and garage ranges <br />from 110-150’, and the 30’ side setbacks for the RR-IB zone can easily be met. Since the <br />existing residence to the northwest is 400’ + disunt, and there is no adjacent residence to the <br />south, the narrow nature of the lot has little impact.
