Briefly, applicants propose <br />to remove the existing house and construct a new residence. Lot width at the 50 ’ front setback <br />line measured parallel to the road as required by code is only 80 ’ where 200’ is required. <br />Planning Commission Recommendation <br />Planning Commission reviewed this request at their ‘September 19 meeting and on a vote <br />of 4 to 0 recommended approval of the lot width variance, noting that the required side setbacks <br />for the RR-IB zone would be adhered to, and elimiivding the need for a side setback variance <br />which would have been needed to remodel or add to the existing house. Hardships include the <br />shape of the property, the fact that adjacent land is wetlands, the property is in excess of 4 acres <br />but unlikely to be subdividable due to septic restrictions, and the fact that the existing house was <br />not conforming to the required side setback from die Luce Line. <br />•:'-T'N <br />mm
