MN 55331 <br />Re: Lots 44-47, "Wallace’s Addition to Minnetonka Beach <br />Dear Mr. MacCharles: <br />In addition to the letter to Del Wasscr in 1988, the enclosed letter of July 17, 1990 to Cunis <br />Palmer defines the City codes and policies regarding development of these lots. <br />Please be aware of the following points: <br />1.Assuming you wish to proceed with making two equal area budding sites out of <br />the four lots as you have suggested, a subdivision of a lot line rearrangement <br />would be in order. An alternative (although not a particularly g<^ alternative, <br />in my opinion) would be to simply combine Lots 46 and 47, combine Lots 44 and <br />45, anri then a variance application for substandard lot area of Lots 46-47. <br />The lot line rearrangement probably makes more sense from the standpoint of <br />creating more attractive lots. <br />2. <br />3. <br />Two sewer smbs have been provided, in Lots 45 and 47. The property was <br />assessed for sewer in 1965. <br />City water would have to come from Navarre Lane (or possibly from Bayview <br />Place) at your expense. Please contact Public Works Duector John Gerhardson <br />about how this connection would occur. The current (1994) municipal water <br />connection charge, which must be paid for each building site, is $1,933 per umt <br />plus $19.30 per front foot. This would total approximately $8.<^ for ^th lots. <br />The City Fee Schedule indicates that "if an improvement is i^uired, the <br />connection charge may be in addition to any assessment".
