r <br />3. Creation of a new private driveway shown on the plat as Outlot A created for the <br />exclusive use of Lots 1 and 2. <br />4. Dedication on the plat of drainage and utility easements. <br />5. Dedication on the plat of a minimum IS’ drainage easement along west lot line <br />of Lot 1 to protect principal and alternate drainfield sites. <br />6. Execution of a restrictive covenant to be filed on the chain of title of Lot 1 that <br />advises current and future owners of need to install a new well at the time the <br />alternate on-site septic system is to be installed. <br />7. Removal of a I4’x26.4’ addition to the accessory strucmre on Lot 1. The <br />structure shall remain at a 18.2’x34.5’ or 627.9 s.f. in area. <br />8. Payment to the City of a park dedication fee in the amount of $4,224.00. <br />9. Payment to the City for the legal review and filing of the plat easements and <br />covenants in the amount of $200.00. <br />10 Payment to the City of the final plat application fee of $175.00. <br />NOW, THEREFORE BE IT RESOLVED, that the City Council of the City of <br />Orono hereby approves the plat of Walnut Creek, Hennepin County, Minnesota, subject to the <br />following conditions: <br />1. <br />2. <br />Prior to the development of Lot 2, future owners shall be responsible for staking <br />principal and alternate septic test site areas. <br />Owners shall also be responsible for providing the necessary hydraulic <br />information to support the sizing of culvert for driveway to serve Lot 2. <br />Improvements to shared drive must be installed to west side of driveway Outlot <br />in an attempt to minimize impact upon existing development to east. <br />Page 2 of 3
