Applicant must file for a registration of undeveloped lot for plat to be accepted by the County. ^ <br />IJe applicant chose not to ftle a varUnce applicatio:; with Uie subdivision application. <br />Before Mr Ummerman proceeds with any fiirther expenditure of funds for registration of <br />property, filtng of vanance application and planing costs, the proposed subdivision will be <br />presented for Council ’s conceptual approval. <br />The Planning Commission may act on the current preliminary subdivision application but <br />the final plat cannot be presented for Council ’s formal and final action until the registration of <br />the property is completed. If Council conceptually approves the proposed realignment of lot <br />lines, applicant may proceed with the necessary steps to complete the subdivision, file a lot area <br />variance for the undeveloped lot and commence registration of remaining property. If Council <br />denies proposed lot line learrangement, applicant may file a lot area variance for the existing <br />lot at .78 acres. ® <br />Issues for Consideration <br />1. <br />2. <br />Should shared lot line be readjusted at northwest comer of proposed Lot 2 so that <br />existing garage meets 10’ side yard setback? <br />Upon review of the topographic information, does the newly proposed division line <br />reflect limitations of physical boundaries? <br />Planning Conunission Recommendation <br />The Planmng Commission ’s recommendation of approval must include the followine <br />conditions: ® <br />1. <br />2. <br />3. <br />Application caimot be presented for Council ’s action until registration of abstract <br />lands is finalized. <br />Designation of drainage and utility easements 10’ wide along the perimeter <br />property lines of both lots and 5 ’ along the interior. <br />Realignment of side lot line so that existing garage can meet 10’ side setback <br />any other changes to reflect topographic natural boundaries of propenies?
