I <br />^ ' <br />A.The Troyak residence was constructed some 85 years ago, prior to <br />development of sundards for shoreland properties. <br />B.All cuneni standards for (tevelopment are met except for the average <br />lakesbore setback. <br />C. <br />D. <br />The house to the west has no view windows on the east side <br />The residence to the east will not see the addition as it will be placed <br />entirely behind ilv* existing residence. <br />E.There is a mature woods between the residence to the west and the Troyak <br />residence. <br />The residence to the west is located approximately 150’ from the Troyak <br />residence. <br />G.Curvature of the shoreline has impacted the average lakeshore setback <br />line <br />1*ljg ^ity Council finds that the conditions existing on this property ue peculiar <br />to it and do not ap|rty generally to other property in this zoning district; that <br />granting the variance would not adversely affect traffic conditions, light, air nor <br />pose a fire hazard or other danger to neighboring property: would not i^ly <br />serve as a convenience to the applicants, but is necessary to alleviate^a <br />demonstrable hardship or difficulty: is necessary to preserve a substantial profwiy <br />right of the applicants; and would be in keeping with the spirit and intent of the <br />Zoning Code and Comprehensive Plan of the City. <br />The City Council has considered this application including the fuidings and <br />recommendations of the Planning Commission, reports by City staff, comme^ <br />by the applicanu and the effect of the proposed variance on the health, safety and <br />welfare of the community. <br />Page 2 of 4
