Troyak, 2325 Kelly Avenue • Variance - Resolution <br />Brief Review of Application <br />The application involves an average lakeshore setback variance to allow construction of a <br />13’x33' addition to the west side of the existing residence consisting of an expanded family room <br />area, kitchen addition, new covered porch and expanded entry. Review Exhibit L. the majority <br />of the addition is located in from of the average lakeshore setback line. No other variances are <br />required for this irnprovemem. The Planning Commission unanimously approved the application <br />based on the Emdingi that the addition would have no visual impact on the adjacem residences. <br />As stnicnire is to be placed on the west side of the existing Troyak residence, the neighbor on <br />the east side cannot see the addition. Mature plamings along west side of residence will <br />minimize the visual impact on residence to west. The addition will be located approximately <br />150* from the residence to the west. The residence structure to the west has no view windows <br />along the east side. <br />The enclosed approval resolution has been drafted per the findings and conditions of the <br />Planniiig Commission's unanimous recommendation. <br />COUNCIL ACTION REQUESTED: <br />It or amend the enclosed staff resolution.
