Construction. The property is located west of Willow DrKe and south <br />of eSAH No. 6 in the southwest quarter of Section 28. There are several issues that <br />need to be addressed relative to engineering matters. <br />The street alignment is acceptable and appears to be in conformance with City Codes. <br />It should be discussed whether the streets will be public or private. We recommend that <br />the right-of-way for a future through street be platted to the west at the most westerly <br />cul-de-sac. This right-of-way can easily be aligned with the existing platted right-of-way <br />on the school property. If development plans are prepared for the school that do not <br />include this connection, the right-of-way could be vacated. <br />A trail outlot should be platted along the south side of CSAH No. 6. Also, pedestrian <br />access to the school property should be provided by means of a trail between lots 14 and <br />15, or at the end of the most westerly cul-dc-sac. We recommend that the trails be <br />constructed as part of the site improvements. <br />Both sanitary sewer and water main will need to be extended north from Trunk Highway <br />12 along Willow Drive. The water main should be extended to the northwest corner of <br />the site for a future connection to the City of Medina’s water system. Water main <br />should be extended to the west property line at the most westerly cul-de-sac for a future <br />loop to the water main on Old Crystal Bay Road. <br />The four lots at the southwest corner of the property (Lots 10, 11, 12, and 13) are <br />proposed to be served with a single driveway. TTie City Code allows only two lots to be <br />served on a single driveway. Three or more lots will require a street be constructed for <br />proper access. These four lots have proposed house pad elevations 8 feet higher than <br />the existing ground and proposed driveway elevations. No grading contours are shown <br />for the fill placement that will be needed to develop these lots.
