MN 55356 <br />RE: Lundgren Willow Drive Property <br />Dear Planning Commissioners: <br />We met with the City Council on April 11 and were directed to review our revised pl^ with the <br />Planning Commission for your recommendation. This property is in a transitional part of Orono and <br />needs careful consideration to develop the best plan for the City of Orono. <br />The following is a summary of the reasons why we believe the City of Orono Compreheiwive Plan <br />should be amended for this property, and why a creative approach to this property is in the long term <br />best interests of the City. <br />The property is within the MUSA approved by the City of Orono and the <br />Metropolitan Council, costly infrastnicture has already been built to accommodate <br />this site being sewered. <br />1. <br />2. The high water table makes on site sewer unfeasible. <br />3. <br />4. <br />5. <br />6. <br />The required long extension of utilities is very expensive and costs must be spread <br />over a reasonable number of developed lots so that lot cost can compete within the <br />marketplace. <br />Extensive grading must take place to raise streets, utilities and building pads above <br />the water table at a substantisd cost. <br />Highway 12, with existing and proposed commercial uses, and the institutional uses <br />to the west imparts the desirability of this site. Therefore a very expensive home on <br />a 2 acre lot would not effectively compete in the market place. <br />The extensive wetland complex makes normal development patterns ineflBcient and <br />costly.
