The existing walls and stairway are of timber <br />construction. Applicants' proposed plans indicate a timber strucmre to replace it. but they have <br />indicated they may use a ’Keystone" type concrete wall system, with which Planning <br />Commission had no problem. <br />The City Engineer has reviewed the plans and his comments are incorporated in the approval <br />resolution. <br />This wall svstem with stairway is the only hardcover in the 0-75' zone which totals 1.7%, <br />slightly less than the existing 18% hardcover.
