/ <br />3. 20* driv'cwav and 30* building setbacks from the bluff. <br />This is a very steep bluff, and prone to erosion. Preserving the <br />nature of the rim, both to the North and West is necessary. The <br />proposed driveway is within the setback to the North. There is <br />room to move it to the South. It appears that the West rim also <br />could be within the building setback. These setbacks need not be <br />encroached with a plan that is more conducive to the small building <br />site. <br />It is our strong feeling that a shared driveway would be the most <br />cooperative use of the limited space available. And, it would move <br />the driveway flafely away from the rim of the bluff. Creating a <br />separate entrance as proposed, would mean a si.x foot drop-off from <br />our existing driveway down to the new one. This would <br />significantly and negatively affect our house and its value in the <br />resale market. We are willing to reshape our whole access to our <br />house and garage in order to create the best and most appealing <br />solution for both lots. <br />At the time of the original subdivision approval, the .Minnesota <br />Department of Transportation recommended that for safety reasons, a <br />common driveway entrance to Brown Road would be advisable. We <br />understand the amendment to this original recommendation, which <br />allov's for two entrances, however, we would like to cooperate in <br />every way share the entrance if possible. <br />We value your time and your serious consideration of these <br />issues.
