A 40’ length home <br />requires a 15 ’ setback variance from either the north or south. What is a <br />reasonable setback and w'ould it be consistent with the development along Tonka <br />Avenue? <br />Should 40’ length house be reduced? What will be reasonable for a lot at a depth <br />of 125 ’ and also allow applicant to build the cottage-wke structure? <br />Review Exhibit K, existing lot lines. How valid is a concern of property owner <br />whose lot lines as of this date do not abut the rear of this property? If the <br />proposed lot line rearrangement is completed, the future owner always has the <br />opportunity to adjust the placement of his home in relation to existing <br />development. <br />Options of Action <br />1. Approval. Any condition of approval must include the following conditions: <br />A. The legal combination of the four parcels prior to the issuance of a building <br />permit. <br />B.Upon application for a building permit, applicant shall provide updated survey <br />locating residence structure on property with additional grading and drainage <br />information to ensure that drainage from new construction does not impact <br />neighboring property to south.
