Orono Property P.U.D. Submittal 5 Sovember I99J <br />Vm. TREE PRESERVATION / MONUMENTATION / SIGNAGE <br />The western and southern portion of the property b wooded, widi Oak and Maple being the <br />predominant trees. Ash and Boxekicr are found in odier areas of the site and in cultivated <br />areas with other woody shrubs. Careful attention has been paid to all of the Oak-Maple <br />woods on the wetem ami southern edge. Our {vimary goal b to minimize as much tree <br />removal as possible in the development process so that premier wooded home sites would be <br />created. <br />Through careful location of streets, utiliu« and ^>ecific road design considerations, we will <br />be able to preerve about 80% of the trees with site development. <br />Professionally deigned and landscaped entrance monuments and medians will be provided at <br />each entrance to the PUD. The elemems of the monumentatioo and signage shall be <br />consistent throughout the neighborhood cooununity. The deign team shall take advantage of <br />the creativity the PUD ordinance allows and develop an identity that blends well with the <br />natural surroundings. All monumentation shall be owned and maintain®! by the homeowners <br />association and shall be consistent with the quality monumentation found in other exclusive <br />Lundgren Bros, neighborhood communitie. Additional landscaping along perimeter roads <br />will be added where needed to buffer the traffic from the home sites. <br />IX. COVENANTS & HOUSING PRODUCT <br />As in all neighborhood communities created by Lundgren Bros., strict architectural and <br />protective covenants shall be established and recorded to protect the investment of each <br />homeowner and the wetland conservation easements essential to wetland protection. <br />Examples of Lundgren Bros.’ home models have been submitted to the City to show <br />anticipated home construction. These proposed executive homes will be very complimentary <br />to other homes in the area. Additionally, street trees will be planted with each home in <br />combination with typical new home landscaping. <br />X. NEIGHBORHOOD RECREATION AREAS <br />Lundgren Bros, proposes to pay the City of Orono’s park dedication fee for future park <br />improvements in the community. It is anticipated with a further development of elementary <br />school and other facilities on the school property, immediate recreational needs may be amply <br />met. <br />XI. ROAD SYSTEM <br />The overall road system within the property is an interconnecting road from Willow Drive <br />northerly up to Highway 6 intersecting at the far northwest comer, thus giving access to the <br />school property to the west. Two cul-de-sacs are proposed to reach the interior areas of the <br />property to minimize curb cuts on the adjacent roads. A private drive is also proposed for the <br />heavily wooded areas to minimize tree removal.
