The property consists of 58^6 <br />^ exclusion of the dedicated road righwf-ways for Willow and County Road 6. <br />The codl will allow credit for the wetland areas as property wUI be sewered. The PUD format <br />of development allows for an area credit of the access roads and open space are« along with <br />area of the residential lots. Based on the 38 lo" the Cir/ must be <br />minimum of 29 acres of dry buildable area for dev - iop.ncut excluding all designated or protected <br />wctlEndSy retention ponds and drainagcways. <br />Review Exhibit F, the recommended alternative for development of this area was for two <br />acre single family residential development to be served with municipal sewer and water. <br />mS services are located on the north side of Highway 12 at the Willow Dnve mtersection. <br />The developer would be responsible for extendmg mumcipal services noi^ to the sub^visiom <br />The developer claims it is not economically feasible to provide mumcipal services to two acre <br />lot development. <br />The rezoning from two acre to one acre is a major issue for the City as the area was to <br />serve as a buffer to the surrounding rural residential neighborhoods to the east and "o^th frorn <br />the more intensely developed propenies to the south.
