An additional variance results: <br />• 39.4’ setback to street instead ^'t.' 'd 50 ’. <br />Planning Commission Recommendation <br />Please review the memo and exhibits of 3-17-94. Noting that this is the last lot in the <br />Green Trees subdivision. Planning Commission acknowledged that without variances to bluff <br />protection requirements, the lot would be unbuildable, with only a small area available on which <br />to construct a home (see Exiiibit C), Planning Commission’s review, therefore, centered around <br />how the bluff and steep slope impacts could be minimized. This resulted in the Planning <br />Commission voting 4 to 2 (with Planning Conunissioner Berg abstaining due to a potential <br />conflict of interest) on a motion to send the following recommendation to Council: <br />I
