Mabusth <br />Tkk Building A Zoning Administrator <br />Adminbtrator Refkwed:Agenda Section: <br />Zoning <br />Item Description: #1906 George Roscoc, 4030 Elm Street - Variance - Resolution <br />Brief Deicription of Request <br />Applicant seeks approval of an area variance to allow construction of a new resi^nce on a <br />property that had sustained a residence constructed some 50 to 60 years ago. The fonner <br />residence was burned within the last few weeks by the Long Uke Fire Department. <br />The area of the building site is consistent with other home sites within the Minnetonka Summit <br />Park neighborhood. Construction meets all required setbacks. The major concern with the <br />redevelopment of the property is that drainage be controlled along the east property line where <br />elevatioiK are more severe and that drainage be directed to Elm Street. The applicant advised <br />that the drive will be relocated more to center of property and that there will be adequate area <br />to control runoff. <br />p lanning Commission Recommendation <br />The Planning Commission recommended unanimous approval of the area variance of 10.7W s.f. <br />or 24.7% (toul area = 32,800 s.f. or .75 acres, required = 1 acre). The Planning Commission <br />adopted the appropriate conditions recommended by staff on page 2 of the staff memo Mte <br />March 16th. The enclosed approval resolution has been drafted per the Planmng Commission s <br />findings and conditions of approval. <br />COUNCIL ACTION REQUESTED; <br />To either adopt or amend the approval resolution.
