This approval is for a 2-story, 192 s.f. addition to the <br />existing house and a 1-story sunroom of 100 s.f. only. The <br />variance for an attached garage which was granted per resolution <br />#1562 in 1983 has expired and such garage is no longer approved <br />for constuction. <br />2. Hardcover approved for this property in the 0-75' lakeshore <br />setback zone is as follows: <br />House <br />Driveway <br />Deck <br />Sidewalks <br />Additions <br />1,115 s.f. <br />2,625 s.f. <br />450 s.f. <br />75 s.f. <br />292 s.f.(this approval) <br />y 4,557 s.f. Total Approved Hardcover <br />4,557/46,000 = 9.9% <br />In order to meet this requirement, applicant shall remove 800 <br />s.f. of existing gravel parking area near the west end of the <br />property. <br />Applicant may, at his option, construct the spa at the <br />alternative location shown on Exhibit A attached, which will <br />result in a spa hardcover of only 40 s.f. instead of 100 s.f., <br />because a portion would be over the existing deck hardcover. The <br />structural footprint of the spa if constructed in the alternate <br />location shall not exceed 100 s.f. nor extend nearer to the <br />lakeshore than the north wall line of the bedroom/kitchen <br />addition. <br />3. Applicant is advised that no future proposals that result in <br />an increase in hardcover on the property will be approved; such <br />proposals might be approved only with concurrent removals of <br />existing hardcover so that there is no net hardcover increase. <br />4. Authorities granted by this variance run with the property <br />not with the applicant, but are permissive only and must be <br />exercised by application for a building permit within one year of <br />the date of Council approval, or this variance will expire on <br />that date (November 24, 1987). <br />5. Violation of or non-compliance with any of the terms and <br />conditions of this variance shall constitute a violation of the <br />zoning code, shall automatically terminate any authority granted <br />herein, and shall be punishable as a misdemeanor.
