The new survey <br />includes a square foot reduction in the proposed addition and <br />indicates that th§ requested net additional hardcover has been <br />reduced to 475 square feet (see 4 below). The total requested <br />hardcover is now 4972 square feet. When we moved into this home <br />in 1986 the hardcover totalled 5065 square feet. As part of the <br />prior 1986 variance the hardcover was reduced by me to the <br />current 4497 square feet. This request in combination with the <br />1986 work results in a total hardcover reduction of 93 square <br />feet (see summary below). <br />2) Overhangs-The house was designed by John Howe, the chief <br />dra^tsperson for Frank Lloyd Wright. I have been advised that any <br />adjustments that are made to the overhang amount will be <br />distinctly noticeable and substantially impair the architectural <br />integrity and importance of the home. Neverthele^^s, I believe <br />that overhangs in the back beyond standard are not required, <br />and I believe that the front overhangs can be shortened by at <br />least six inches if the city so desires. <br />3) Two car vs. three car-The new garage as proposed requires <br />exactly the same hardcover as the standard two car garage <br />proposed and approved in the 1983 variance application. The space <br />for the third car is obtained by squeezing the standard spacing <br />and shifting all of the normal side storage area to the side <br />closest to the house. As such, the space for the third car is <br />substantially substandard and I believe the city could properly <br />consider the proposal a two car garage with storage area on the <br />side. This was designed and proposed this way in deference to the <br />city's hardcover concerns. In addition, we have now further <br />reduced the square footage of the garage by shortening the corner <br />closest to the channel. <br />4) Alternative reduction of hardcover-We originally discussed with <br />the staff the elimination of the turnaround area that exists in <br />the current driveway. If required, we would be willing to remove <br />this area marked with an "A". This would reduce the hardcover by <br />300 square feet.
