The developer to create easements in favor of the Homeowners <br />Association ove*" Lots 1» Block 1 and Lot Ir Block 3 for the purpose of <br />maintenance and upkeep of the entrance monuments. The City approves <br />the monuments proposed on plans dated December 19, 1989, revised^March <br />18, 1991 by Gerald M, Sunde entitled "Typical Monument Detail" that <br />defines 5 1/2' high, 10 lineal feet in length, 3' wide monuments to be <br />installed on each side of the entrance of the private road. The final <br />installed height of these monuments cannot exceed a height of 6' <br />measured from elevation of private road. <br />11. All final grading, drainage and road plans jnall be done in <br />accordance with the directives of the Minnehaha Creek Watershed <br />District permit and the final report of the City Engineer before any <br />land alterat’ons or construction can begin. The subdivider shall <br />execute a developer's agreement that shall include all required <br />improvements. The subdivider shall also provide a Letter of Credit to <br />be written to the amount of 150% of the cost of a] 1 improvements. The <br />Letter of Credit must also be submitted prior to final plat approval <br />by the City. The subdivider is herebj^ advised that building permits <br />shall not be issued upon final plat approval until gravel road base <br />has been approved by the City Engineer and required drainage ponds and <br />controls have been installed and approved by the City Engineer. <br />12. 0n*"site evaluator to provide written confirmation that the <br />shifting of drainfields within Lot 2, Block 2 and Lot 5, Block 3 will <br />satisfy on-site septic standards of City Code. <br />FINAL PLAT SUBMITTALS <br />The following list of final submirtals must be submitted to the Zoning <br />Administra^'"r two weeks prior to the regularly scheduled Council meeting on <br />the second and fourth Mondays of the month; <br />Page 5 of 8
