On-Site Systems Manager <br />January 13, 1994 <br />;!fl90l Tandem Propenies - Septic Review <br />I have reviewed the septic system testing and design information for phase 1 (25 lots) on <br />the Coffm and Dickey properties and have the following comments. <br />All 10 of the first phase lots for the Coffin property have been tested and approved for <br />primary and alternate drainfield sites suitable for a 5-bedroom home. These sites meet all soil, <br />topography, drainage and setback requirements of the City of Grono and the Minnesota P^’lution <br />Control Agency Standards, Chapter 7080. <br />The 15 lots in the first phase for the Dickey parcel have tested and approved primary and <br />alternate drainfield sites suitable for a 5-bedroom home. Of these 15 lots, 13 have drainfield <br />sites that meet all soil, topography, drainage and setback requirements of the City of Orono and <br />the Minnesota Pollution Control Agency Standards, Chapter 7080. Lot 2, Block 2 has been <br />granted a variance for an 8% slope on the alternate drainfield site and an old well pit must be <br />properly sealed. Lot 7, Block 2 has been granted a variance for an 8% slope on the alternate <br />site. <br />A January 7, 1994 letter from Bonestroo and Associates indicates that an outlot should <br />be platted along the east side of Old Crystal Bay Road for a bicycle trail. Although no trail <br />outlot is shown on the survey, the pnmary drainfield sites for Lot 2. Block 1 and Lot 3, Block <br />1 could be moved east by 5’ in order to allow a trail outlot to be included while still maintammg <br />a 20’ setback to these drainfield sites. <br />The two parcels have been surveyed by Coffin and Gronberg, Inc. dated January 7, 1994 <br />and include all propertv lines, drainage easements, drainfield sites, and heme sites used for this <br />review. Based on the above information, I would recommend approval of the subdivision.
