r <br />* CITY , <br />1I ORONO <br />City of OROIVO <br />RESOLUTION OF THE CITY COUNCIL <br />NO. _ _ _ _ <br />A RESOLUTION APPROVING THE PLAT OF <br />COUNTRYSIDE MANOR <br />/ <br />WHEREAS, the City of Orono is a municipal corporation organized <br />and existing under the laws of the State of Minnesota; and <br />WHEREAS, the City Council of the City of Orono has adopted <br />subdivision regulations for the orderly, economic and safe development <br />of land within the City; and <br />WHEREAS, the City Council has considered the application for a <br />subdivision plat by DiCon, A Minnesota Limited partnership, the subdivider; <br />and <br />WHEREAS, the subdivision has been found to meet all standards <br />of the RR-IB zoning district and the Orono On-Site Septic Code finding <br />that each lot is of a size and configuration that will allow its use as <br />a single family residence to be located without the neea of any setback <br />variances; and <br />WHEREAS, Outlet A is not platted as part of this scheme but is <br />intended for future development. The conceptual plan showing total <br />development of the 93 acres has been reviewed only as far as it relates <br />to the current 6 lot plat. All future development of Outlot A will be <br />subject to all requirements of current zoning and the CMP; and <br />WHEREAS, the subdivider has completed all requirements of <br />— V ^ W V w I w ^ ^ ~ <br />the platting regulations of the City, including; <br />; <br />/ <br />1) Dedication on the plat of drainage and utility <br />easements. <br />2) Dedication on the plat of rights of way for public <br />streets and roads, shown as Old Crystal Bay Road <br />South, Watertown .Road, Willow Drive South and Countrysiae Dr^— <br />3) The subdivider has dedicated to the City a road <br />and utility easement granting to the City temporary <br />access, improvement and utility easement over that <br />portion of the cul de sac not included in the <br />dedicated right of way of Countryside Drive_ _ _ _ _ _ <br />Dedication to the City of a Flowage and Conservation Easement <br />providing for limitations on the use of wetlands <br />and/or drainageways described therein and shown on the <br />plat as "drainage easements". <br />Page 1 of 2
