Lemmerman <br />1297 Wildhurst Trail <br />Mound, MN 55364 <br />TYPE OF APPLICATION: Subdivisioa Sketch Plan <br />DATE OF MEETING: 3/16/93 VOTE:No forrr:*! vote of the Planning <br />Conu.iission is required for <br />Sketch Plan reviews <br />The Planning Commission provided the following conceptual direction; <br />The Planning Commission looked favorably upon the proposed lot line rearrangement and <br />concurred with the staff that upon review of required topographic information, the City may <br />request that the building envelope of the vacant property be expanded by taking additional lami <br />to the north and west of your homestead property. The Planning Commission also agreed that <br />the lot area variance was reasonable with lot proposed at appro.ximately 19,000 s.f. <br />Staff would recommend that this subdivision be completed as a plat rather than a metes <br />and bounds subdivision. It is not clear whether the propert) has been planed with the drainage <br />and utility easements along perimeter boundaries of each lot. The surveyor should make that <br />determination to determine if a vacation would also be necessary. The City will request that <br />drainage and utility easements be defmed along the perimeter of each of the lots if they have not <br />been dedicated with the original subdivision of the property . At the time of the filing of your <br />formal plat, the City will ask for topographic information to determine whether additional area <br />from your homestead can be given to the undeveloped lot. <br />Staff would recommend that you meet with your surveyor to determine benefits of <br />platting the lot line rearrangement. Staff would also recommend that you arrange to meet with <br />staff prior to filing the application so that staff can make any other recommendations. <br />Subdivision of a Lot Line Rearrangement Fee = $300.00 <br />It is staffs understanding that you will apply for a lot area variance application with the <br />subdivision. Please advise staff if you plan to submit a development plan. If so. preliminary <br />sketches or floor plans should be provided along with conceptual elevations of proposed struemre <br />and survey of the newly configured lot locating structure on survey. Surveyor should also <br />include topographic information on survey. <br />Lot Area Variance Application = $175.00 <br />Please contact Jeanne Mabusth if you have any further questions concerning the review <br />of vour sketch plan or of your pending subdivision/variance applications. Please be advised that <br />the* review of the subdivision and variance application will be separate applications and reviewed <br />on their own merits.
