A portion of the <br />structure will encroach the average lakeshore setback by 8’ and will extend no further than the <br />existing structure, review Exhibit E. The neighbor to the west has submitted a letter approving <br />the proposed two story addition. Exhibit G. <br />Hardcover excesses exist on the property. Improvement results in an overall 1.1% <br />increase of hardcover. Applicants propose 752.8 s.f. of strucmral improvements and the <br />removal of 534.8 s.f. of nonstructural improvement. Lot coverage is proposed at 13.9%, review <br />Exhibit I-l. Note deck areas designated as 5, 7, 8, 9 and 15 are included in structural coverage <br />as deck structures are 6’ above existing grade. <br />The 75-250’ setback area has been adjusted by staff to exclude the area of the driveway <br />easement at 24’x78’. <br />In review of the City’s files, it is not clear the year that the house was originally <br />constructed. Staff would guess some time in the late ’50s. The former owner installed a <br />12 x21’ entry addition to existing residence in 1973. All major construction was completed <br />prior to current lakeshore development standards. Property is served by both municipal sewer <br />and water. <br />Statement of Hardship (Review Exhibit B) <br />Applicants have presented a very complete hardship statement.
