Zoning File #1893 <br />January 11, 1994 <br />Page 2 <br />List of Exhibits <br />A - Application <br />B - Addendum/Hardcover Statement <br />C - Plat Map <br />D - Property Owners List <br />E - Hardcover Fact Sheet <br />F - Elevations <br />G - First Floor Plan <br />H - Survey <br />Description of Request <br />Applicant proposes a 10’ x 28Vi’ single story addition to the west side of the existing <br />residence.A small portion of the addition will be placed over an existing paved walkway. <br />Residence structure on the lot to the west has a cement stoop that extends 5 ’ from residence <br />located approximately 6 ’ from the side lot line. There would be an approximate 12+’ access <br />corridor for emergency vehicles if 10’ addition is approved. <br />There seems to be a dispute betw«n the areas within the 75-250 ’ setback zone where <br />lakeshore lots are defined at rip rap. Measurement is taken from rip rap line. Staff determines <br />the lot area at approximately 14,844 s.f. The survey shows total lot area at 16,203 s.f. Staffs <br />calculation has also considered the area beyond the survey line to the rip rap. It is not clear <br />where the additional 1,400-b s.f. results from surveyor’s calculation. <br />As already noted above, applicant’s architect has confirmed that 18.5% landscape area <br />is not underlain with plastic. At this time of year, it is very difficult to confirm underliners and <br />approval of any application mi. be based on the removal of any plastic or geo-technic fabric <br />if discovered by Building Inspector upon final inspection. Staff has discussed this issue with the <br />applicant and she stated that if an underliner is discovered by the inspector that she would <br />complete removal. She too claims there is no underline beneath landscape areas. <br />The proposed addition will not encroach an average lakeshore setback line. As <br />applicant’s addendum notes, the stnicture will be single story and minimize visual impact on <br />adjacent residence. <br />Issues for Consideration <br />1.Can addition be reduced in width to minimize impact on side yard? <br />2.Review Exhibit G. Can entry addition be placed to street side of residence? What is <br />undefined area to east of kitchen?
