The proposal is to construct a left side expansion of the <br />existing house, resulting in an increase in hardcover in the 75- <br />250' zone. Hardcover is as follows; <br />0-75' - existing 6.8% <br />- proposed no change <br />75-250' - existing 31.3% <br />- proposed 33.4% <br />250-500' existing 8.6% <br />proposed no change <br />2. The applicant's surveyor had initially omitted including the <br />driveway as hardcover, because it is gravel and sand in <br />character. However, to be consistent, that gravel driveway which <br />is driven on must be included as hardcover on the property. <br />3. The proposed addition was designed by the applicant to meet <br />the 10 foot required side setback in the LR-lB zoning district. <br />Discussion <br />This property is approximately is 1.2 acres in area and is <br />relatively flat, hence runoff rates are relatively slow.
